Your first call
Reach your concierge.
Every building has a concierge on site. For most things they are quicker than the office, because they are already in the building.
Can't reach your concierge? Call the office on (514) 399-9957 and we will find them.
Day to day
The things that come up.
Where each one goes, and roughly what to expect.
Report a repair
Tell your concierge first. They can often deal with it the same day, and they know the building's plumbing and heating better than anyone.
If it can wait, say so - it helps us schedule sensibly. If it can't, say that too.
Paying rent
Rent is due on the first of the month, as set out in your lease.
[The accepted payment methods still need adding here.] Ask the office if you are unsure.
Renewing or leaving
Québec leases renew automatically unless notice is given, and the notice periods are set by law rather than by us.
Planning to move? Tell us early and we will walk you through it.
Transferring your lease
A cession de bail passes your lease to someone else. It is not the same as a sublet, and it needs our agreement before anything is signed.
Talk to the office before you advertise your apartment.
Winter, snow and parking
Clearing happens on a schedule that varies by building, and municipal parking rules apply on the street during snow operations.
Your concierge will tell you where to move your car and when.
Bins and recycling
Some of our buildings have a waste chute on each floor; others have bins outside. Collection days are set by the municipality.
Your building's page lists what it has, and the concierge will point you at it.
Good to know
A few things worth knowing.
What your rent covers differs by building. Some of ours include heating and hot water, one includes electricity as well, and others bill heating separately on your own Hydro-Québec account. Your building's page sets out its own list, and your lease governs.
Cats are welcome; dogs are not. That applies across every building.
Tenant insurance covers your own belongings and your liability. Our insurance covers the building, not your things.
Noise. Most of it resolves with a conversation. If it doesn't, tell the concierge rather than letting it run.
