What we do
A small portfolio, run properly.
CGK Realties is a family-run residential landlord based in Laval. We own and manage eleven apartment buildings across six municipalities in Greater Montréal, from Ahuntsic-Cartierville and Duvernay through to Boucherville and Candiac.
The portfolio is deliberately compact. We would rather look after a small number of buildings properly than a great many at arm's length. It is the reason we can keep every building within about forty minutes of one office, and the reason maintenance requests are handled the same week rather than routed through a call centre.
We are not a brokerage. There is no agency between you and the owner, no listing commission, and nobody who disappears once the lease is signed.

The people
Who you will actually deal with.
Two people at the office, and a concierge living with every building.
When you call the office you reach Kevin or Rosa. They handle your lease, your questions and your repairs for as long as you rent with us. You are not passed between departments, because there are no departments.
Every building has its own concierge on site. They show the apartments, so the person walking you round is someone who is there every day and can tell you what the neighbours are like and how the heating behaves in January. They also look after the building afterwards, so if you take the apartment you already know who to knock on.

You deal with the owner
No broker, no agency, no third party. Your lease is signed with the owner of the building, not an intermediary.
Repairs get handled
Every building has a concierge on site, and the office is within forty minutes of all of them.

Inclusions differ between buildings, so each building page sets out exactly what its rent covers.
The lease is explained
The standard Québec lease, walked through with you line by line before anything is signed.
