What does 3½ actually mean?
In Québec apartments are counted by rooms rather than bedrooms, and the half is the bathroom. A 3½ is a living room, one bedroom, a kitchen and a bathroom - what elsewhere would be called a one-bedroom. A 4½ has two bedrooms, a 5½ has three, and a 2½ is effectively a studio with a separate kitchen.
What's included in the rent?
It varies by building, so check the page for the address you're interested in rather than assuming. Two examples of how different they can be:
At 1020 de Salaberry, heating, hot water and the water tax are all included. At 234 Pierrefontaine, hot water and the water tax are included but heating is billed separately on your own Hydro-Québec account.
Can I bring a pet?
Cats are welcome. Dogs are not. That applies across our buildings, and it is set out on each building's page.
Who will show me the apartment?
Every one of our buildings has its own concierge, and they are the person who shows you round. They live with the building day to day, so they can tell you what the neighbours are like, how the heating behaves in January and where the bins go - which a letting agent visiting for twenty minutes cannot.
The same person handles the building's upkeep afterwards, so if you take the apartment you already know who to knock on.
Is there parking?
At most of our buildings parking is available for an additional monthly fee rather than included in the rent. A few offer indoor as well as outdoor spaces. The building page tells you which applies, and the office can confirm what's free right now.
Is there laundry in the building?
Several of our buildings have a laundry room on site. Where they do, it is generally a paid service rather than part of the rent - again, the building page says which.
What do you need from me to apply?
A credit check and proof of employment. That is the same at every building we own.
Do you manage buildings for other owners?
No. We only rent apartments in buildings we own ourselves, which is why the person who signs your lease is also the person responsible for the boiler and the parking lot. We are not a brokerage and we do not take listings.

CGK Realties is not a brokerage. We own the buildings we rent, and every one of them has a concierge on site who looks after the hallway lighting, the snow in the parking lot and the day-to-day of the building.
The portfolio is deliberately compact - eleven buildings across six municipalities, all run from a single office on boulevard Lévesque in Laval. We would rather look after a small number of buildings properly than a great many at arm's length.
When you call the office, you reach Kevin or Rosa - the same two people who handle your lease, your questions and your repairs for as long as you rent with us. And every building has its own concierge on site, who shows the apartments and looks after the place the rest of the time.
